TENANT FINDER SERVICES (stand alone service) INCLUDES:

Review criteria for compliance with Fair Housing Laws
Place "For Rent" or "For Lease" sign at the property
Take advertising photographs of the property
Create a multimedia presentation for Internet- based promotion
Market the property, using photographs and multimedia presentation, on a minimum of ten Internet promotion sites for the first 30 days of vacancy
Receive and respond to all inquiries
Show the property to prospective applicants
Qualify applicants within established guidelines pre-approved by the owner
Present qualified tenant to owner, along with qualifying application and a written aggregate summary of unlawful detainer history, credit history and credit score

CONTRACT MANAGEMENT SERVICES (Ongoing full service management) INCLUDES:

Our Contract Management Services cover the complete life cycle of the tenancy:
*Creating Tenancy
Tenant Finder Services (see above)
Contract preparation and execution (using the most up-to-date, industry leading documents designed specifically for California)
Complete move-in inspection/cataloging property condition
Complete tenant orientation
Utility activation management
*During Tenancy
Serve as main point of contact for all tenant-related issues including maintenance repairs and non-payment of rent issues
Prepare and send monthly cash flow and rent roll reports
Send monthly checks to owner for net-rent
Serve required legal notices to tenants
Rent collection management
Coordinate and oversee all authorized property repairs
Review market conditions annually to determine if your rent is optimal
Advise you of any issues or opportunities identified that can improve your investment
Review and renew rental agreements as needed
*Termination of Tenancy
Terminating agreements using required legal notices
Perform initial move-out inspection as required by State Law
Perform final inspection of property at time possession is returned
*Post-Tenancy
Oversee property turn over including repairs and cleaning needed to re-rent the property
Process security deposit as required under State Law
Send disposition of security deposit, balance of security deposit/demand for payment to former tenant
If needed, identify and engage authorized third party unlawful detainer (eviction) services on owner's behalf
If needed, serve as owner's agent during the unlawful detainer process, including all obligatory court appearances
